What are misty windows?
Misty windows occur when condensation is trapped between panes of double glazed windows. You will notice a cloudy/foggy appearance as the water droplets obscure your view through the glass.
Be sure to check that the condensation is between the panes and not on an indoor/outside surface, which simply indicates a temperature change and is not cause for concern.
What causes misty double glazed windows?
Double glazed windows are supposed to be sealed to prevent moisture from getting between the panes. However, misty double glazed windows can occur due to:
- Failure of the seal around the double glazing
- Age of the windows and wear over time
- Poor installation or substandard materials
- Extreme weather conditions or rapid temperature changes
In these instances, moist air can get between the panes, condense and cause mistiness.
Why misty windows are a problem
The main concern with misty windows is aesthetic: they are not nice to look through and can make a property appear neglected/unclean. However, the cause of misty windows is a compromised seal which also means the double glazing is not insulating heat or noise as it should. This in turn leads to increased heat loss, higher energy bills and compromised sound proofing.
Impact on property value
Misty windows are off-putting to potential buyers who will see them as an issue that needs addressing. They are also likely to be concerned that the property in general may be neglected or prone to issues. Potential buyers are less likely to make an offer or even view the property in person, and the issue can also affect the property’s sale value.
If you are thinking of listing your property for sale or to rent, it is important to address all visible defects in order to make a great first impression and achieve the best price possible.
How to get rid of misty windows
Unfortunately, misty windows are a sign of a compromised seal. Even if you repair the seal, the moisture will still be trapped, and the issue will persist.
Misting repair kits are available and the process involves:
- Drilling a hole in the glass and waiting for moisture to evaporate
- Clearing the remining water with a magnetic tool
- Placing drying pellets between the panes
- Filling the hole
However, this method has limited long-term success rates and does not address the seal, so the problem will persist.
The only way to get rid of misty windows properly is to replace the sealed double glazed panel within the window frame.
When to call a professional
Ask a professional window fitter or property surveyor to look at misted windows and offer their advice. You may be reluctant to face the potential expense but replacing affected windows may reduce your energy bills and make your house more appealing to potential buyers, saving money in the long run.
Signs it is time to replace glass or the whole window:
- You notice visible damage e.g. warped frames or broken glass
- The windows are misted
- The window has become difficult to open/close
- The windows are leaking
- There is a draft
- Your energy bills have increased
- You notice outdoor noises more than you would expect
It is important to use a reliable window-fitter for a professional installation, otherwise you may face further problems at a later date. Check their accreditations and customer reviews.
Double glazing maintenance
You may be able to extend the life of your double-glazing and avoid premature replacement by following some simple maintenance tips:
- Regularly clean the glass and frames with mild detergent (avoid harsh chemicals).
- Inspect the seals for signs of wear and tear and get a professional to make any necessary repairs in good time.
- Lubricate moving parts e.g. hinges following throughout cleaning of the internal frame surfaces.
- Clear drainage holes.
Your window fitter is likely to provide a warranty so check and see if any repair work you may need is covered by this.
