We were instructed to advise on the condition of a series of pitched and flat roofs to this property, which served the retail premises and private residential accommodation above.

The Estates team had received a request from the residential tenants to address localised issues of water penetration, whereby a more recent repair had also been carried out to the secondary roofs serving the retail store.

Conflicting quotations had been provided by contractors asked to price the work. We were brought in to undertake a full review of the condition of the roofs, to determine (a) the most appropriate course of action to deal with the reported issues; and (b) provide more definitive advice on the condition of the various roofs, and (c) set out recommendations for wider repair and maintenance.

Our report ensured that the client was able to direct its spending to address the critical issues, and make provision for further short-term maintenance of the building as part of ongoing planned maintenance of its portfolio.
