Case Study

We assisted a local business in their purchase, through a SIPP scheme, of a Grade II Listed, two storey office building in a converted mill building. This was a complex building which encompassed historic building fabric with more contemporary fit-out.

In addition to undertaking a survey of the premises and advising on construction / condition of the main structure and fabric, we were required to evaluate works undertaken to the Listed building by the previous owner, as well as proposals of the SIPP client in respect of alterations and fit-out.

This enabled us to advise the SIPP effectively on the suitability of the building for acquisition based upon its condition; issues of compliance and other relevant pre-contract legal enquiries that needed to be fulfilled.  We also advised on matters to be considered in the lease relating to proposed alterations, and enabled a tangible maintenance plan to be put into place.
