Case Study

Our instruction related to five sheltered housing schemes which ranged from 1960’s to modern day. The client’s requirement was to develop a planned preventative maintenance strategy for each of the schemes, to assist in future budget forecasting.

As an additional consideration, specific advice was required in respect of compliance with Decent Homes Standards, relating to specific parts of the property, and life cycle assessments of the main structure and fabric. This extensive process involved detailed inspections and data collection on site, including reviews of service records, ‘as-built’ drawings / specifications and statutory documents such as fire risk assessments and asbestos registers.

Each property was the subject of a detailed report which set out the findings and recommendations. As an appendix to each report, the information was presented so as to provide the client with budget forecasts based over a 10 year period, with further illustrations according to the level of priority assigned to each item.

The client was able to use this information as an important asset management tool, with the ‘master schedule’ enabling accurate budget forecasting over the entire property portfolio. By enabling the client to have ownership of the document we provided, they were able to manage and update the schedule on an ongoing basis, tracking actual v anticipated expenditure.
