We are fast approaching the end of Q1 and our Commercial Agency have already had some excellent results this quarter, despite a degree of uncertainty in the market place due to a challenging economic outlook.
Our most notable leasehold deal was the successful letting of a former Peacocks department store in Market Street, Eastleigh, a sizeable Class E unit of 6,862 Sq. Ft. which was let off a guide rent of £60,000 pax. Well done to Jeremy Braybrooke who acted for the landlord in this protracted matter.
A number of freehold sales have also completed, indicating an appetite for the right type of investment opportunity at the right price. As the cost of securing finance has increased over recent times, we are fortunate to have many cash buyers registered who are currently waiting to acquire new assets.
Jon Baud recently sold an interesting 8-acre site in Plaitford on the A36, a former plant nursey and garden centre, which also had consent for an agriculturally-tied house. Our team deal with a very diverse range of commercial property and land!
Activity levels were markedly up in March and the team have been extremely busy, winning instructions on 15 different properties across retail, office, industrial and investment sectors so far this month, with more to come.
Andy Gibbs has just brought a freehold day nursery to the market, which is let on a new 20Y FRI lease with no breaks and upward-only 5Y rent review provisions. We have also begun marketing a variety of other properties and are preparing details for further opportunities. Please see our website for full details.
You are invited to contact our team if you are looking to sell or let any type of commercial property or if you are in the market to acquire. From our HQ in Chandler’s Ford we cover the whole of Hampshire and are not limited by geography.
