Jon Baud is an Associate Director at Trinity Rose Commercial. He specialises in the art of negotiation and is dedicated to helping his clients.
Jon has become an integral member of the team and we asked him for five minutes of his time to tell us more about his role…
Please tell us about your role – what do you do?
I’m Associate Director at Trinity Rose Commercial, a highly successful property agency based in Chandler’s Ford, Hampshire. My role encompasses many aspects of commercial property including conducting leasehold and freehold market appraisals; negotiating terms on behalf of my clients; the letting and sale of shops, offices, industrial units and investments; lease and professional advisory assistance to landlords and tenants.
What do you specialise in?
I don’t have a sector speciality per se, since I market a wide range of assets from high street shops to multi-million-pound investments, but my expertise probably lies within my negotiating skills and my ability to communicate clearly with a highly varied client and applicant base.
What is the most valuable piece of professional advice anyone ever gave you?
The majority of my knowledge has been developed through self-learning on the job, as well as many years of prior experience within different organisations where my skillset grew.
I would like to highlight Rob Mott, Chairman of the Group, as he gave me the opportunity to join the Commercial team (I worked in Charters Winchester for a year prior) and he assured me that I would become an excellent commercial property agent. His confidence and continued support, as well as that from my MD Richard Kirby, has been amazing and I’m very grateful to them both.
What is your favourite part of your role?
The variety of my responsibilities is what makes my role both interesting and challenging. I thrive on developing relationships with clients to win their business, to provide first-class service and to represent our brand in the most positive way. I play an integral role in assisting businesses to secure a property which can be life-changing for many of them should they be successful in their venture. It’s a very rewarding position to hold!
What advice would you give to someone who wants to work as a commercial property agent?
If someone was interested in working in a commercial agency, they would need to be adaptable, tenacious, patient, have a very high level of accuracy and attention to detail, be a people person who enjoys and is good at negotiating, be ambitious and positive!
What do you think the future of the industry looks like?
There will always be demand for property, be that leasehold or freehold as it’s the nature of the world that whatever challenges are out there (pandemic, interest rate rises, energy cost crisis etc) there are always people in the market looking to sell, buy or lease which means we are always busy!
